How a few streets can make a big difference to property values - a synopsis of East Perth
As always keen to see what is happening in the Perth apartment market, PropertyESP recently took a look at settled sales for the East Perth area from 2015-2018. Looking just at apartment houses, apartment units and penthouses we found that the East Perth market was showing signs of price recovery across the board. But when we broke East Perth into precincts we found that Wellington Square compared to Claisebrook and the remainder of East Perth definitely demonstrated a price

Appetite for additional car bays prevalent
www.waaa.net.au. Recent research conducted by WA Apartment Advocacy has shown that while 70% of the 174 respondents were happy with their allocated parking bays in their apartment development, an astonishing 50% would be prepared pay an additional $25,000 for another car space. Of the 30% who were not happy with the number of allocated parking bays, the majority of these were residents with just one car bay. We have often heard the mantra from developers that they would be ha

Perth does offer apartment choice
PropertyESP just completed some research on behalf of the Property Council examining the number of 3+ bedroom apartments located in the Perth LGA. Contrary to popular belief, PropertyESP actually identified 1135 sales of 3+ bedroom apartments from 2012-2017, with the bulk of these in East Perth (697). But other locations including Crawley (134), Perth CBD (127) and West Perth (134) also reflected these larger apartments. But what we also witnessed was the decline in sales for

Burswood premium continues
PropertyESP will be releasing a media statement this week after examining the Burswood apartment market from 2013-2017. While overall the median price for apartments in this locale has grown by 11% from $700,000 to $780,000, it is the fact that this growth has occurred across all bedroom configurations that makes it even more interesting. One bedroom increased its median price point by 6% in these four years, two bedroom 17%, three bedroom 14.5% and four bedroom 8%. This con

Flight to bigger apartments evident
The first poll research of its kind in WA, with 268 apartment residents (owner occupiers and renters) has shown a real appetite for larger apartments. The WA Apartment Advocacy (WAAA) data has demonstrated that 35% of renters moved from a two bedroom and 26% from three bedroom properties into one (35%) and two (34%) bedroom apartments. But asked what would they move into next, 48% said two bedroom and 38% indicated three bedroom properties. This was mirrored by the owner occ

Robust discussion needed for infill
Samantha Reece of PropertyESP recently attended the South Perth planning workshops which dealt with the proposed train station precinct and its overall design. Now in an earlier career path, Samantha was Director of SMR and responsible for a number of community consultation projects including the Gidgegannup town centre. But what was interesting for Samantha in this case, was that the sessions were hosted by a Council and not the developer and hence this allowed for a sharing

Applecross apartments defy the norm
We recently conducted some research on behalf of a client of ours examining what was happening in the apartment market in Applecross and Mt Pleasant from 2011-2016. This data was very interesting because despite having some initial setbacks, these two suburbs have once again rebounded. Looking at 164 apartment sales in the five year period, the analysis showed that the median sale price in Applecross in 2011 was $875,000 and peaked at $1,250,000 in 2014 before settling at $1

Demand for apartments in Nedlands, Applecross and Victoria Park
Well this week the West Australian Apartment Advocacy (WAAA) released the results of its inaugural online survey at the UDIA Outlook breakfast. With 359 responses (comprising of 155 owner/occupiers, 113 renters and 88 investors) the survey explored a whole range of ideas with people who have chosen to live and own apartments in WA. Interestingly 26% of the respondents wanted to live in apartments in areas where that choice was simply not available, with the top three suburbs

Apartment shortfall by 2020
Property analysts Urbis have predicted that there will be an apartment shortfall in Perth by 2020. Urbis director of economics and research David Cresp recorded sales of 341 apartments worth $200 million-plus for all of Perth in the three months to September 30, down from 390 in June quarter, and dramatically below the 644 a year earlier. “Sales are well down but new project launches have also been well down — the only project launched in the September quarter was LKD Develop
